The Concept Team is responsible for establishing the initial vision and creative direction of a project. Their primary focus is to translate the client’s brief, site conditions, and project goals into an initial conceptual design. This team conducts research and analysis to understand the project requirements, such as zoning regulations, environmental considerations, and client preferences. They then create early-stage sketches, diagrams, and models to explore different design alternatives. The Concept Team works closely with the client and stakeholders to present and refine the design ideas, ultimately establishing a clear concept that will guide the project through its later stages.


While concept design focuses mainly on achieving Client brief through various design solutions, Design development stages focus on delivering this solution in the most efficient / timely manner by integrating every stake requirement through the best Architectural / Engineering practice, focusing on the quality / time and cost of the project. Although all major design requirements of various design disciplines are already considered during the concept design phase, during this stage these requirements are further revalidated with detailed analysis of local / international codes of practice and specific project related requirements.

Integral part of Design development is the coordination with various disciplines involved in the project, this is achieved through continuous meetings and exchange of ideas and solutions. Every stakeholder will have a proper procedure and checklist / deliverables for each stage of design, this ensures the design meets the expected quality and code requirements, a stricter QA/QC policy is implemented at all stages of design development. Also in order to insure projects meets targeted budget, Value engineering of each design elements are carried out from this phase, various options are provided for every aspects of design, including materials / system etc. these options are being further evaluated based on the cost / quality and lifecycle cost of the project and presented to Clients. Project cost is verified at every stage of the design, corrective measures if required are taken during the design development phase to maintain quality / cost of the project prior to tendering.

Design development is not just about producing drawings for authority approval or bidding, we know a systematic design development process is very critical to the success of every projects, during this phase we focus on developing a highly efficient design by integrating all various stake holders’ requirements, meeting the client brief, within the set time / cost and quality parameters. We implement the best standards of practice at every stage of design by using the latest technology and implementing Building Design Information (BIM) for better coordination and collaboration between all design team members. We ensure our designs are well integrated between all disciplines and provide the best design solutions for our clients.
